I am not teaching from 2019 notes. Roughly a hundred flips a year, right now, in a real market with real rates. What I tell you is what I am doing.

Why is there an application instead of a buy button?

Because I am selling my time and I cannot get it back. If you are not in a position to use this, taking your money makes us both worse off. The application takes a few minutes and I read them.

Do I have to be in Las Vegas?

No. Foundation and Operator are run remotely and plenty of people work their own market — the underwriting travels fine. Partner includes two days here in the field, and that part is worth being here for.

How much money do I need to start?

For Foundation, enough to actually close something or a credible partner who can. I am not going to take three thousand dollars from somebody with no path to a down payment. Tell me the truth on the application and I will tell you if the timing is wrong.

Is this flipping or mindset coaching?

Both, and I will not separate them. I have taught people the exact process and watched them do nothing with it for a year. The reason was never the process. If you only want the spreadsheet, buy a course — that is a fine outcome and it costs less.

Will you guarantee I make money?

No, and anybody who does is lying to you. Real estate has risk, markets move, and I cannot control what you do on a Tuesday. What I will tell you is when a deal is bad, which is worth more than a guarantee.

What happens after I apply?

I or someone on my team reads it and comes back to you either way, usually within two business days. If it looks like a fit we get on a call and figure out which program actually matches. No pressure on that call — if it is not right I will say so.
